Use of Room
The room is for the Roommate’s personal residence only. The Roommate may not sublet the room or let anyone else live there without written consent.
Deposit
The security deposit will be returned after move-out, less lawful deductions for unpaid rent or damage beyond normal wear and tear, within the time required by state law.
Care of the Home
Each party will keep shared areas clean, respect the other’s privacy and property, and pay for damage they or their guests cause.
Primary Tenant’s Lease
If the Owner/Primary Tenant rents the home, they confirm that their own lease allows a roommate or sublet, and the Roommate agrees to follow that lease’s rules.
By signing below, both parties agree to this Room Rental Agreement.

Free Room Rental Agreement template
A room rental agreement is a contract between a homeowner or primary tenant and a person renting one room in a shared home. It sets the rent, deposit, shared areas, utility split and house rules so everyone knows what to expect.
How to fill it out
Enter the owner or primary tenant and the roommate, with phone numbers and emails.
Describe the room being rented and list the shared areas, whether the room is furnished and the keys provided.
Choose month-to-month or a fixed term, then fill in the start date and the notice needed to move out.
Enter monthly rent, due day, payment method, any late fee and the security deposit.
Write down which utilities are included and how the rest are split, then agree on house rules.
Both people sign and date the agreement and keep a copy.
Tips
If you rent the home yourself, check that your own lease allows a roommate or sublet before signing.
Be specific about house rules — quiet hours, guests, cleaning and food — since most roommate conflicts start there.
Put the utility split in writing, including how and when the roommate pays their share.
Rules on deposits and notice to move out vary by state and city, and a roommate may have tenant rights under local law.
Electricity and gas split 50/50, paid by the 10th of the month

FAQ
Is a room rental agreement the same as a lease?
It is a type of lease for one room plus shared use of the rest of the home. It is usually shorter and adds house rules and a utility split that a whole-unit lease does not need.
Can I rent out a room if I am a tenant?
Only if your lease or landlord allows it. Many leases prohibit subletting without written consent, so get permission first.
How much notice does a roommate need to give?
Whatever the agreement says, as long as it meets your state’s minimum. Month-to-month arrangements commonly use 30 days, but the rules vary, so the template leaves it blank.
