Each roommate pays their share on time. A roommate who pays another’s share may ask to be repaid within [7] days.
Moving Out Early
A roommate who wants to leave gives the others [30] days’ written notice, keeps paying their share until a replacement approved by the others and the landlord moves in, and gets their deposit share back only as allowed when the deposit is returned.

A roommate agreement is a written deal between people who share a home. It does not change the lease with the landlord; it sets how roommates split rent, deposit and bills, and the house rules for quiet hours, guests, cleaning and moving out.
How to fill it out
Enter the home address, the lease start and end dates and the landlord or property manager.
Add a row for each roommate with their bedroom, share percentage, monthly rent and deposit paid — the totals add up automatically.
Write who the rent is paid to and how, and how utilities and internet are split.
Fill in the house rules: quiet hours, overnight guests, cleaning, shared groceries, smoking, pets, parking and thermostat.
Review the paying-on-time, moving-out and disputes clauses, then everyone signs and keeps a copy.
Tips
Fill it out together at a house meeting, not alone — rules everyone agreed to are easier to follow.
Base rent shares on room size, a private bathroom or parking, not just an even split.
Use a shared spreadsheet or bill-splitting app for utilities and keep receipts.
Set a guest rule with numbers, like "no more than three nights a week," so it is easy to tell when it's broken.
Update the agreement when someone moves in or out.

Is a roommate agreement legally binding?
It can be enforceable between the roommates, often in small claims court, but it does not change the lease or bind the landlord.
Roommate agreement vs. room rental agreement?
Roommates usually share one lease with the landlord. In a room rental agreement, one person (often the owner or main tenant) rents a room to another.
What if a roommate leaves early?
